find someone​ like myself​....just as a reference​. ☺️ Contractor, works on older styles, parquet​ flooring, siding, Handyman​ Business​ owner who can handle the property​ alone. or with minimal​ assistants. Pay him to manage. 10%. on that many units. plus agree to set payout for maintenance​ and materials​. save you money, and would get better rents, improvement​ of appearance​ due to mgmt .... i think the worst part for you would be taking 3p days to help him learn mgmt how you prefer. yes you may spend a bit on upgrades upfront, but im willing to bet that you would see a better improvement​ that way.
suggestion:
no arv 2/1 in neighborhood​ is 65k. plus city has an eastside initiative​ they are working on for properties. rent is way below market. 20 k includes my time since im a local contractor​. i can push my budget to 10-12k, for materials​ only if necessary​. however i dont like doing that since it is how i earn my living.
65k ARV purchase 25k renovation 20k section 8 tenant ....collects 450 per month 17yrs tenant wants to stay Savannah fits with east side initiative from council meeting plans.... any lenders interested?

first, if you are inexperienced​ get someone who is experienced to work the floor with you. 2. 2 coats of polyurethane​ with a light sanding makes them seal complete​. better safe than sorry​. 3. watch while you sand, you Can burn the floors....

im located in savannah. i do not mind going to atlanta for a whole project. im not willing to fund your whole job, but i am insured and i do work with insurance​ claims, investors, and homeowners​. Kustomz by Kris is my renovation​ and handyman service. i have a portfolio​ of my craftsmanship.
