Hi, Kurt, thanks for the advice. I see that you are an architect tourself. Do you have any recommendations how to distinguish great architect from not that great for my project?  


- Review their portfolio.  
- Just call some architects, ask them about their process. Take good notes.
- Ask them about their fees and schedule. That should help you with your decision.

Always...pull...permits.  

There are many reason why you should.  One of them as follows:  You put the house on the market and a buyer's realtor finds out you did not get the work permitted, that will need to be disclosed by the realtors on each side.  And now the buyer has more negotiating power.

Before you get too far along you definitely need to meet with zoning/planning.  You need to find out if 1. They allow storage units, and 2. If so, is there is a limit on the amount of storage unit developments in that county?  Some jurisdictions I have worked in limit the amount of storage units they will approve.

Also, 1 acre is not much space for a commercial development like this.  You need to talk with a civil engineer or an architect to develop a preliminary site plan (do you have a boundary survey?).  Once you take into consideration building setbacks, water retention (is it required?), parking, driveways, drive aisles, screening requirements etc, you may not have enough space left over.  You may need to go vertical with your storage building but is that cost considered in your investment thesis?  

A lot to consider before you dump a bunch of money into a project.

Most likely yes, you can build a duplex.  
The best place to find out more is the planning/zoning department.
