Wind/ Hurricane is’nt your call unless you’re paying all cash. Your lender won’t do it without it. The rest is easy. 

As for the panels, replace them and your premiums go down. It’s around $800-1000 per.

Agree with the advice above. This is a great learning experience for you early on. Many/most of us here have self managed for a time, learning the operational side of this business. But as you scale up, a PM will become a welcome addition to your "team."

Interesting thread. I recently acquired a mixed use property that was a motel in the past but has been transitioned to a more traditional MFR. With the festivals in FL (Bike Week, Biketoberfest, Spring Break etc), was thinking about keeping one unit as a type of STR. Interested to se how these type of things evolve.

Whatever is in your lease agreements or by state law (30 days common). BUT make sure they’re not section 8 or another preferred class. At times those programs have different rules.

We’re in Florida so maybe different animals. But those mini split Mitsubishi units probably would not be sufficient for that big a place without adding multiple of them. If you’ve already got the ductwork a regular HVAC should work

Really common here in FL. Just change them out. Factor that into your due diligence and tell the seller directly. I’ve had about 50-75% success rate on asking for that specific concession. Even if they say no, still change them out.

Show me the back of your napkin. With a purchase price of $899K with 25% down amortized at current rates over 20 yrs your mortgage alone is roughly $4700/month

So total monthly rents are $3400? If so there’s no money in this deal from a cash flow perspective.
