I am currently under contract on a property that is enrolled in 4D affordable housing program. The current owner stopped complying recently.

As the buyer and future owner, I would like to opt out of the program. Is there a way out, or am I required to comply for 10 years after the property gets approved for it (which was in 2020)?

I am trying to decide between MN Property Nerds and Twin Cities Leasing for managing my long term rental in St Paul Minnesota.

This is an out of state investment for me, and I also need help with tenant placement. So a good PM is really important.

If anyone has had experience working with either of them, I would love to hear.

I am closing on a 4 bed 1.5 bath single family in Saint Paul, in 2 weeks. This will be an out-of-state investment.

I received closed on a single family in Indiana IN. Received first month’s rent yesterday and before I could feel happy about the potential cash flow, I received a service request today for potential raccoon activity in the attic.

Property management company tells me that this is a common problem in this area (Indiana). Is this true?

They quoted $380 for inspection and setting traps and $80 per catch. Is this reasonable? How should I approach this? 

As this is my first time ever and receiving such a serious request in the first month itself is a little demotivating and scary for the future expenses.

I am looking at setting up a glamping site to list on Airbnb.

I am considering the area around Smokey Mountains TN.

Looking forward to hearing others' recent experiences setting up and running a glamping site in terms of permits, costs, gross income, management etc.

Update: I am going with Travellers with $2500 deductible.

Final policy:

Travelers: $710/year

  • 100% Dwelling Replacement: $144k
  • Detached structures (Garage): $14k
  • Deductible: $2,500
  • Property (appliances): $2,000
  • Liability: $500k
  • Loss of Rents: $15,000
  • $5,000 water back-up (sump pump failure for basement)
