Purchase price: $152,000

20% down: $30,400

Closing costs: $2500

Monthly rent: $1295

Monthly cash flow: $250 (after mortgage payment, property taxes, insurance, 5% vacancy, 5% repairs and maintenance, 5% capEx)

Looks like a good deal to me. Since this is my first ever real estate investment, looking for another set of eyes to look at this, and an expert opinion.

As the bay area housing market does not seem to slow down, I am looking to buy a duplex or single family w/ADU as my primary residence for supplemental income.

As such houses are in high demand and few to come by, I am also considering a single family with a potential of building an ADU in the backyard.

1. Has anyone recently built an ADU in bay area? Can you share your cost/experience/contacts?

I live in California, and as most know, the initial investment to entry in real estate investing is quite high.

My goal is to build a portfolio of buy and hold properties for passive income. Looking at starting with a turnkey with single or duplex and gradually transition into BRRRR with multi-family as I get comfortable.

I am looking at Texas and willing to put a 20-25% upto $35,000. I am not hooked onto Texas though since any place outside of CA is out-of-state investment for me with similar challenges. 

What is the best way to shortlist the market that works best for me, and find a good realtor for that market?
