I think the word Turnkey is does something to the investor's brain, it makes people let their guard down like they normally would not if they were just dealing with a realtor (ask for references, deal with a reputable company, 3rd party inspections, etc). When I first heard about Turnkey, I seriously thought these folks had like a proprietary system of preparing a home for an investor so that they can afford to be hands-off.  It turned out to be not true and investors have to do all the steps they would normally do if you bought a home from Zillow or Redfin. You also have to do additional due diligence on the PM company the turnkey company recommends (preferred partner?) because you really don't need to go with their recommendation.

@Don Scott Thanks for sharing your experience! As a borrower do you look at overall cost for you? For example, would you consider borrowing from first time lender if the paperwork looks good to you?

@David Wood If and when in doubt, consider paying for someone to look over your shoulder. There is debate over if its right to pay or its stupid etc...thats easy to say if one has already figured out a way forward in REI. From personal experience, I wish I had consulted people actively doing REI even if it meant paying an hourly fee for consultation etc, it would have saved me lots of money. Also consulting ur local REI meetup and getting a 2nd /3rd opinion would help equally as good.

DThere's 401K Index funds, Actively traded funds, REITS, AHP fund, International funds, Marijuana stocks, Prosper, Lending club, Groundfloor,Motif investments, invest in video game development cryptocurrency, etc . You can even day trade a little,options trading,swing trading and this dont even need to be all out in any of these, be prepared to lose money but if you do, make sure it does not sting too much. Who knows which one will give you great returns! ,no one knows the future...

@Shane Elias-Calles  focus on is 1> Will the complete loss of 3600 cause ACTUAL pain (aka sacrifice food ,your home etc,kids needs etc) 2>What is the true reputation of the person providing the training.  for example you spend 3600 and you make 10k...power to you!..You spend 3600 and make 100k super power to you!..
