I think it's a good idea to diversify across various assets classes. You never know which ones are going to rise and which ones are gonna tank.

@Isaura Orellana   Are there some good opportunities in places outside the city like Novi,Farmington Hills,Plymouth,Walled lake etc? What is your opinion on if they are good for out of state investors?

Its a mind thing for me and possibly for many others too. Many folks have 9-5 day jobs and they get paid well enough with benefits (me included) which means all we have to do is save as much as possible and stick to the road well traveled . Since there is no urgent crippling need to take massive action+mind shift, there are delays in starting, fear etc. Imagine if you had nothing else you can do other than R.E.I, where is the question of fear ,doubt etc?

I know for sure that there are things truly to possibly fear and are riskier than real estate investing , for example driving every day to work in Tampa ..its like a death race every day to work. Compare that to R.E.I where for every step you take you got multiple folks to reach out to to get confirmation on if you are on the right track. There are possibly folks in BP who if you reach out to and maybe pay them an agreed reasonable amount, they will remotely guide you/look over your shoulder thru every step of your first flip or rental etc . To truly succeed in R.E.I or anything investing or business related, that safety net that comes from work has to be burned in your mind , and that does not necessarily mean quitting your job....since its in the mind ,its not easy to do,but needs to be done to succeed or often even get started.

There is a lot of discussions about Morris and his wife which is natural with all this mess in indy, but proportionally not as much about Bert Whalen ,who I am afraid might just slip away or escape into the ether.

@Erin Auman I have many perceived fears that I know probably really dont exist and some that need to be overcome thru training.. for example: fear of an impromptu public speech ,fear of deep waters (a legit fear) ,fear of making a big financial mistake etc...but I have been watching lots of youtube videos, motivational speeches and just showing up and taking tiny consistent steps towards the goal seems to be a good compromise between not taking any action action at all. For some people, a goal may not feel  intimidating even though it may be hard, for example prep for a marathon for me . But prep for a big public speech is intimidating for me and I dont even know why it should be..So the only way I can overcome is to start and keep showing up for practice Rain or Shine to toastmasters and start very small...day 1,2,3...till day 30 , all I do is show up and introduce myself and maybe say a a simple line or 2, or talk about very simple topics and build from there. Same goes with swim prep for a triathlon for me, maybe it starts with me going to the pool at least 4 times a week ?,doing 1/2 a lap, or 1 lap? ....You can do it, you can take small tiny steps and amazing things will happen...try it, you have nothing to lose and everything to gain.

@Frank PatalanoFor a person having a 8-6 Monday to friday job, how can I ensure contractors are doing what they promised they would do?.I can understand if the contractors work say between 7pm to 12 pm only,in that case I can monitor them,  but most of the time they work during the day. Are we supposed to hire someone to keep an eye on them?

@Account Closed democracy ? -ever heard of voter suppression ?electoral college ?-what kind of democratic system is that?...2 companies control All the internet access in the countries and are in the works to further control what sites you can access just like cable- what kind of free market capitalism is that? 6 companies own almost all mainstream media and radio and shape public discourse based on max profit-what kind of free market capitalism is that?. I could go on but it just get too easy....btw it says ur an "Airbnb expert"...In markets outside US the powerful hotel chain groups -some of which are U.S companies are putting restrictions on people hosting their homes on Airbnb ,even making it very hard to host their own private home/property on Airbnb...so much for free market capitalism!!

Everything appears like a scare tactic until the scare actually manifests. For example prior to 2007 during the rah-rah days of real estate investing when folks warned about a meltdown , people around them were irrationally exuberant, they said it was a "scare tactic" and they said real estate never loses in value. I was lucky I did not have any investments of any kind so  the effect on me as far as investments was nil. But I feared for loss of my job as I worked in tech in company that was in the middle of the storm. In NYC often after work one would be walking towards the subway train stations with people who are multi millionaires... I remember the friday before the fed meeting where they called all the top CEOS of the big banks for a meeting ... as I left work and walked towards the WTC Path station every manager from my company had a look of gloom, like they has seen a ghost. They knew come Monday they might not have a job and one of them even told me so.

Talking about AI, remember flash crash in 2015, who did that? . DJIA dropped 1000 points in minutes..and people once said it cannot happen because it takes an army of human traders all co-ordinated selling at the same time . But Apparently a dude in a basement with a piece of custom software caused this...so "they " say.
