@Jake Hartman Glad to see ya here dude!   Hopefully, someone will chime in on a good realtor, I am still looking for the same thing.  I am trying to close on my first house this week or next.  Cute little 2br w basement I'm looking to flip/wholesale.    What area of town are you looking in?

@Michael Amos  I had Andrew Kovar at Triplett, Woolf & Garretson draw up an operating agreement for me.  He was offered a pleasant experience, quick and painless.  In my limited experience with him so far I have been very pleased with his knowledge of the business and timely response.

I wanted to take a second and thank the people here at BP.  I am a newbie still learning everyday about building my business but if it wasn't for BP OMG! @Patrick Liska Thanks for the great information and saving me some pain from mistakes.  With international students this could present a new challenge to overcome with a cosigner, but something to figure out.

@Tyler Nepote You have hit on some very good points about 2909, and the ever changing plans for the area.  One key thing about this school vs some others is the engineering dept., which draws in many international grad students all that are looking for places close to campus.  A lot of head down and study type kids. 

@Patrick Liska It sounds your plan is in action and is working well for you.  How do you do the leasing?  I have heard about each room gets its own lease and must have good credit or have parents cosign.   Also do you run potential tenants past current tenants?  And finally how do you handle the gender situation?

@Brian Mathews a valid point perhaps but this being a flip would the new HVAC system installed by a local HVAC dealer have a warranty that transferred to the new homeowner? If so then that could be a selling point.  

@Account Closed sounds very heavy!  Checked around and for about  $100 I can have some pro movers accept it at the dock and deliver it to the basement.
