@Dave Vona I can't offer much advice on long distance flipping from personal experience. As you probably know there are companies or private individuals that are doing flips and are looking for investors.  This might be an alternative to doing the flips yourself, limits returns but also limits risks as well. 

It's interesting to think about how this could be done so that all parties have a vested interest.  A smaller local investor that is looking for less risk via a partner seems possible, just not sure how the dynamics of the partnership would work.  Partnering with a contractor might create a situation with possible conflict of interests.

With technology and a doable drive I would think if there was a will, there's a way.

@Aaron Jones As others have stated, selling to another investor maybe a good way to go, but if it isn't, then a FSBO can be another option for you. It is a sellers market and some small repairs may be overlooked especially when a home warranty is added into the deal. It seems like selling the house with tenants will add DOM which may or may not be an issue. But as we get closer to winter and the market slows down it might become a factor. Saving the 3-6% in realtor fees by selling it yourself might be easier than some think. With the addition of the FB pages, CL, FSBO .com, Zillow, finding a buyer is easier these days, I've found adding info about paying the buyer's commission in the ad will gain more support from realtors.

@Brandon Proctor I'm no expert on rentals, there are plenty of those around here, but I would think that you can find what your looking for here if you wanted. Easier isn't always better, but Wichita is starting to show some promise for the future in my opinion. I know the Atlanta market is known to nationwide investors as a good place to be as well. That's the beauty of REI you can do it wherever you want. Decide on what's really important to you as far as a place to lay your roots and make then make that happen. If Wichita is really where you want to be I'd be glad to help you out.

@Brandon Proctor are you wanting to do fix-n-flip or buy and holds?   There is a good market for both in Wichita, just depends on what you are wanting to do.

Welcome!  Yes there are a lot of fellow investors in the Wichita area and surrounding towns as well as a few wholesalers to be found.  I would also suggest the "Kansas Wholesale Houses" on FB as a place to find some deals or network with people in the area.

Hey @Don Carbon there are a lot of Wichitian's that lurk around here.  I have a remarkably similar experience, I bought my first and got laid off shortly after.   I recently finished mine waiting on a check so I can get #2 underway.

I ended up going with a local licensed and insured HVAC contractor.  He gave me great deal, showed up and finished the job on time and on budget.  I was so pleased he is now my guy and I told him I would tell my friends about him.  So give Ivan w B&M HVAC (620)441-7477 some work and tell him I sent ya.

Update:

3 color paint scheme really works with this one. 

 The inside paint will be finished this week, floor refinishing starts on Wednesday, matching stainless steel appliances arrive tomorrow and the kitchen will soon be finished!  Which is good because I found my next problem to fix in the plumbing..ugh.
