If a seller signed a contract and is now unwilling to complete the sale do I hold a lien against the property for the earnest money deposit? If so, what's done next?

Hi BP community, I recently found a property while driving through a neighborhood. The property didn't have a FSBO sign out but it was definitely distressed. I checked the county website and found the address of the owner. I would like to send him a letter via direct mail offering to buy the house. Is this a wise decision? Is there anything else I should consider before mailing the owner? Any suggestions? Thank you, Krystal

I recently found a property that I would like to rehab and sell. However, I can't finance it myself and I am in search of a PML. My questions to the BP community are: do you have to put money down (if so, how much?) and how can I persuade a PML to lend their hard earned money to me?  

I'm new to investing and this could be my first deal. Any tips or suggestions would be greatly appreciated.

I would like to start with wholesale. I just didn't know whether I should consider starting as a bird dog first, in order to learn the very basics, or not?
