Letter to seller

Hi BP community, I recently found a property while driving through a neighborhood. The property didn't have a FSBO sign out but it was definitely distressed. I checked the county website and found the address of the owner. I would like to send him a letter via direct mail offering to buy the house. Is this a wise decision? Is there anything else I should consider before mailing the owner? Any suggestions? Thank you, Krystal

Absolutely! Go for it! I get most of my leads through this method. I just use a very simple letter that says, "Hi. My name is Jim Viens and I want to buy your house at [property address]. Please call me at [phone number]. Thanks!" I tend to send out more than just one or two but the response rate is very good. If they don't answer the first one, keep sending them one every few weeks until they (a) call and tell you to jump in the lake, (b) sell the house to someone else or (b) sell the house to you.
