When searching for motivated sellers, what is the best strategy? 

If a prospective motivated seller chooses not to lower the initial asking price, what are the steps and pros/cons of a retail wholesale?

Thanks @Mark Brogan and @Andrew Cordle . I don't have much experience in rehabbing but I would like to tear it down and rebuild a simple 3 bedroom home. However, I'm not sure on how to fund the improvement since my personal funding is very limited.

If I have a property that is practically about to collapse, what is the best strategy when it is time to begin rehabbing? Are there any books that could be suggested on the subject of improving a property?

I recently read a book by Phil Pustejovsky titled "How to be a Real Estate Investor" and it provided a plethora of information on all forms of investing. I think it would be a great read since you are starting on a shoestring (no money). Remember the proper education is essential before even being mentored. Hope this helps.
