Post: Looking for Advice on Co-Living Rentals in New York City

I have a multi-family in Brooklyn and I'm currently renovating it rent it as co-living space. Does anyone have any experience with co-living - I'm interested in learning more about:

* how to price the rooms? They're very large (300 square feet), furnished with nice decor and I'm considering including monthly cleaning and utilities into the rate. There will also be a coin-operated washer/dryer.

* how to structure the lease? There's many co-living companies out there (ie common, out post club), so I know it can be done?

* how evictions are handled if one roommate doesn't pay their rent? I know there's a moratorium, right now and I will do a very thorough job of screening; but, I'd like to be informed of the process in the unlikely event that there is a problem.

* recommendations of sites to find tenants?

You may want to reach out to a couple of lenders now to see if they will lend do the LLC.

In general - expect someone in the LLC to personally guarantee the loan/mortgage.
I think lenders will want to see credit worthyness of anyone who is a managing member and/or with above 20% ownership.
