Hey Logan, you seem to be new to the game and have a lot of energy so we won't crucify you too hard. As for NJ, I started in NJ up in jersey city. I used to live right by the tunnel and I saw assignments back in 2003 but I didn't know what it was. I actually never heard of assigning a contract until I hit NJ. The boys up there are getting some serious cash from assignments.

Anywhere in the US, you can assign your rights to any legal contract, whether it be real estate or not. It just happens that you're assigning a real estate right. There are all other types of rights that can be assigned as well. I do remember that all transactions must be with an attorney in NJ so look into that as well. if you don't want to use an assignment, you can use transactional lending. we are transactional lenders as this is one of the most risk free ways to get paid quickly. Transactional lenders merely lend you the money to close your side, then get their money back once the end buyer buys from you. All in one day.

hey tom we use equity trust co. Www trustetc.com we dont hv checkbook control but paying people and getting checks cut is all online and usually takes 4 days total. Im seeing some of my colleagues using quest but I dont know much about them. I know others have used entrust. If this info helps u n any way pls vote for this post. Good luck tom. Hey Jeremy, I hear you. Seems like in our area there are certain times when sec 8 tenants have voucher and are ready to move. And then there are times where they don't give out vouchers. It seems to run in cycles. go sec 8 is a great tool and we fill all our units with it, currently 7. Make sure your price is not too high as recently in our area, sec 8 has changed they amount they are paying. apparently the gov't is allowing 2 people to a room including the voucher holder so a 2bd will hold up to 4 people. this is disqualifying some tenants from even applying for 3bdrms. Sure, some of them will try to work out a deal with you to pay the difference on the side but the rent amount approved will be for a 2bdrm. if you have a 3bd, then up to 6 people could live there.

THere are a few other qualifying things such as gender of children, disabled child etc. etc. that may allow the tenent to have 1 child in his own bdrm but I'm not sure how sec 8 qualifies that. So, make sure you price is competitive and try calling the sec 8 office to see when they are issuing new voucher. Dig your heals in as jan is a tuff month to rent anything. good job, but is this a 7bdrm house with 7 tenants? Is it a rooming house, tell us about this asset. Try starting at privatemoneygoldmine.com, I think a lot of those guys are down there. next.. Just so you know, we use ira and 401k money to finance our acquisitions. It must be self directed roth but it works. Do you know anybody that has retirement money you could use. hey guys, sorry to delay your anticipation, there are people that want to see other people succeed, I see @Joe Delia and @Ed Wood don't seem to have met these types of people willing to believe in their operation, yet. I was challenging a statement like "conventional loans are the lowest rates". You have the right to your opinion, but that is not a fact. I hope my mother is not ever brought up again in this business forum @Bryan H. . Just as I've always stated, this game is just like the nfl, all coaches are doing the "right" thing to win the game. I trust you are doing the same... This country is full of people with money sitting on the sidelines making 1%.

I will agree, these types of loans are challenging to find, but not impossible. They are not governed by your fannie/freddie, We use Self directed roth IRA money and Self directed Roth 401k money to achieve our investment goals...

Oh, won't disclose any more info on this topic as my colleagues have their minds made up that what we do is not possible, I'm glad, perhaps the people they don't find from not believing will end up lending to me. I think it goes like this:

1st Believe, 2nd come actions, 3rd comes results. Looks like my colleagues have short circuited their brains & businesses at the 1st step, and that's ok too.

If I were like you guys, then no, I would never have favorable terms with my lenders. Perhaps your tenure has warped your thinking and stunted your growth.. let's go... If this post in any way helps you please vote for this post...

Hey Ed, how are conventional loans the ones with the lowest rates? We have private loans with all types of individuals ranging from 3%-9% all backed by real estate. Some of our loans don't require monthly payments as well. Some lenders want quarterly payment, Interesting statment...

wow @Max Garcia Jr , what a post. I'm very excited to see you are aware of your family passing with no assets. Some people go their entire life and never even grasp the concept of acquiring assets and passing them on the family. So, in that regard, you're ahead.

Next, wholesaling is not going to create any assets for you, I think you are aware of that too. I have several coaching clients in my monthly coaching club and I speak to people all around the world and I wish I had a penny every time I hear "I'm going to wholesale to generate the cash to buy my next house". I personally think that's a tuff sale, but I will work. If you have the knowledge, and only you can answer that, try looking into places where you can obtain non-conventional financing. Hence, private money. I have done many deals with no payment loans and the like. I'm not offering anything but a quick tip on this post. But, you may benefit from private money because it's not based on your tax returns, bank statements, income, down payment or even your credit score. You would prob do great with some "correctly done" financing under your wings. I like the option of walking away from a busy st. Very hard to rent
