Is the deal short term or long term (buy & hold)? Appreciation in Lockhart isn't going to be anywhere near what it will be in one of the major metros, though I am sure you can cash flow. I would not buy & hold there, but check the data for yourself.

Tina,

I recommend you go back through old podcast episodes, you'll hear this discussed frequently. Direct mail marketing, driving for dollars, county auctions, wholesalers, perhaps even working with a realtor depending on the kind of deal you're looking for and your goals.

Not just out of state. In the large multi space we have investment from all over the world in Austin.

@Rohit Singh the same deal finding avenues that are available nationally can be used in Austin. You could use a realtor for less friction and pay full retail price. You could use direct mail marketing to find a wholesale deal. Or you could find a local wholesaler and get a deal somewhere in the middle.

@Rohit Singh good luck my friend. What avenues are you using to find deals? Cash flow is extremely hard to find in the MLS. The city center, the Mueller area, the Domain area, and East Austin just north and south of the river are all areas with strong appreciation right now.

Hello all,

I started investing in real estate at the end of 2014 as a buy and hold investor. I currently own 2 properties, 3 units here in Austin. I invest using conventional financing with my own money down, so I acquire properties at a slower pace than many members here on BP, which suits me nicely. I will be looking to add 1 - 2 small multis around the Austin area to my portfolio in 2017. If you're a wholesaler in the area, I would be interested in talking to you.

Outside of investing, which is definitely part time for me, I am a Senior Manager for a large software company, managing a team of software engineers. I enjoy my job and do not have plans to leave it in the short to mid term.

Once I've got a couple more residential properties under my belt, I will likely start looking at apartment buildings in the 5 - 20 unit range. At this point I plan to start using outside investment.

I've also been toying with the idea of investing outside Austin, as investors in this area are forgoing all cash flows and banking on pure appreciation. That's not really my game.
