Underwriting criteria in central/north FL

I'm an OOS investor/syndicator in central/north FL focusing on value-add, B/C class, 10 to 60 units properties.

My investment criteria include at least 8% CoC and 15% IRR but with current car rates and rising rates, it is becoming more and more difficult to get to deals that meet that. 

I'm curious, what are your investment criteria? Are you making deals that meet that?

BTW, I'm coming to Tampa/Orlando/Daytona/ Jacksonville later this month and I'd love to meet fellow investors.

@Gerardo Waisbaum Personally, I am buying STRs with a 20% minimum COC but I also crunch the numbers on them to see if they will cashflow as a LTR as well.
