Hi, I have a question about making offers. I keep hearing all these veteran investors talk about making so many offers every week and 90% of them will not get accepted. As a new investor, how do you get a realtors' help with that, without having a deal under you belt? Why would they put in all that time with no profit? Do you think that those talking about that have gotten their RE license and so can just do it themselves by that point? I am a little frustrated by not having access to the MLS or having the know-how to make offers, but not sure getting a RE license as a newbie makes financial sense.
Would love some input. Thanks!

My husband and I are just getting started as well. 3 months in but no deal yet. I found that reading books on flipping was hugely helpful in addition to all the tips above. I recommend these 2 because they do give you step by step guides:
The Flipping Blueprint by Luke Weber & The Book in Flipping Houses by J Scott
In terms of the agent thing, that is probably where we will start just until we get a few deals under our belt and get more familiar with the process. Plus have to have a pro to make sure we can sell the houses fast. Plan to get my real estate license once it financially makes more sense. Plus, I am still working a demanding full time job which makes it challenging.
Been going to meetups where I can find them to meet others. Trying to listen to as many webinars, podcasts, etc for tips as I can and recently went Pro on here to do much more practicing with the calculators. Anyway, that's my strategy so far but it seems like you can never stop learning in this industry....

@Johnnie Hawkins
2 books: The Flipping Blueprint by Luke Weber and The Book on Flipping Houses by J Scott
Just finished the first one and it was an easy read. Half way through J Scott’s book- a little more intense but I like getting 2 opinions.
Really helped answer a lot of questions and doubts!

How do you guys know who to buy these lists from - that they are reputable and not scammers? Hard to know who to trust on the internet these days.

@Evelyn Solorzano
Have you read BP’s The Ultimate Beginners Guide? It has a great section on just that. My husband and I are also newbies and I have let fear keep us from getting into this for years. Been doing a lot of reading. Seems like the more we read, the more we realize there is to learn but chipping away at it. Seems like the general consensus is to educate yourself the best you can and this will help you feel more confident. But we are right there with you. Good luck!

@Michael Doherty Thank you very much for taking the time to post this. My husband and I are new and trying to educate ourselves as much as we can. I don’t yet understand all this number crunching but this gives me a real world example to research until I do!
