Finally making the decision to invest in rental property!

I am now coming to a clear picture of the benefits of investing in real estate. I believe I found the right property. My goals are more long term and I am at that point where I am super nervous about the property. Do all investors face this feeling with their first RE investment? I would love to get some dialogue around what overcomes that uncertainty. Is it your cash flow figures? Or the equity obtained from the beginning? What is the one thing that you would say made you more confident about the property.
