A little confusing so I will try and figure out if I Can post here in this classified section. I have a duplex in Los Angeles CA that is for sale. I have listed it before with my agent but we took it off due to the market rollercoaster last year. Id list again but I feel like this kind of a deal is better done by investors off the market. I am currently using an app on my iPhone called Landlord Studio. So far I have nothing but absolutely EXCELLENT opinions for this app. I have tried many apps and this is worth every single cent. First off I needed a cross platform application that was easy to use, understand and implement. This application has just that. It’s website is just as similar to its app in easier if use/understanding and tracking. The options it has for reporting are better than any other app. You ask for a report, set the filters then it generates it in .PDF for either printing or best of all, immediate options to send as an email or even a text message. This has made me and my clients so happy in being able to easily generate reports and send to the personnel needing the information. I use this app for my small PM business. I have used SimplifyEm, buildium, propertyware. This app is the best bang for your buck as the other online softwares I have used do not offer such a unique cross platform ease of use. If you are especially just starting out or are an avid investor and need a better method of tracking, this is the app/online tool to use. Every time I have emaileD the tech support, I attach images or screen recordings of my issues and they respond the same day that they are looking into it and so far have responded with same day fixes and explanations. Right now, a personal flaw is that more people will discover this app and pricing will go up. NO I do not work for them but as an individual who relies on technology and have been looking for such a product, I believe that the quality deserves the recognition. Great job landlord studio. I refinanced out of my VA into a conventional. Lost the rate but it appraised at 20% so no PMI and I got my VA back to use again. I would do it. But as always. Conduct your due diligence.

Myself and 2 counterparts will be making a recon trip to Detroit. I want to open my portfolio to out of state investing. I currently invest in LA. I have put some feelers out to investors hoping they would like to meet up and offer advice and/or show us what they are currently offering.

Anyone else out there want to chime in please do so. Any and all advice is better than none. I am interested in multi-families as that is what I have now, I am looking into branching SFR's. Buy and hold is my current strategy. Anyway, my trip is next week. So send a line or two. Greatly appreciated.

Thanks for your response, I am Army. I travel often so being that i want to be a full time REI when I retire I figured id take advantage now to physically research other markets. Thanks for the tips

thank you for that advice, it is invaluable. So intimidating though when there are individuals whom are closing units while deployed! Must be because they have an excellent team. This is why I am here, to one day be that "individual". Thanks for taking the time to respond
