Curious how you market that and what that premium is approximately? I’ve marketed “smoke free” reasonably successfully in the past but in my market with so few pet friendly rentals I’m not positive it would work.

Interior or exterior? I use “touch of grey” by CIL on interiors. Plain semi gloss White base for trim. Nothing less than sherwin Williams a-100 on exteriors.. Though I’m still landing on my light grey colour for exterior. Exteriors flat body, higher sheen trim.

In my market I charge $100 monthly for a dog, $65 for a cat. It used to be $150/$75 but there’s an oversupply currently. All depends on your market. I’ve also only got one unit below $1k monthly so.... again, market. People around here gladly pay it

I put FAR more emphasis on their work reference. Most independent landlords are negligent at best wrt keeping on top of their assets. Far fewer employers fail to notice the cokehead deadbeat not performing as required... Even professional managers are often completely checked out. And if they’re handling any more than 100 doors personally they likely have no clue who you’re even talking about.

I would inquire with your insurance company, and if they require it be removed I would ask them to draft the letter on letterhead for you. Then I would investigate moving to Canada where we don’t sue people as a means to earn income and our insurance policies reflect this. I bet I’ve seen the word “liability” and “lawsuit” more here in the last 6 months than I have the last 12 years on the Canadian forum I used to frequent...

GDP growth -> job growth -> in migration -> people growth (not height, population) -> price increases -> rent increases Don’t have to be a Scientologist to see it coming. Don’t overcomplicate basic economics.

Doubt you’d need a call service (unless you desire that) starting out... two things that’ll genuinely be an emergency: flood & fire. The rest can be submitted via google form online and end up in your inbox when you wake up.

While you’re erasing, just erase their name from the top of the lease and find another tenant. They’ll be using vaping as a reason on day 3 when they graduate to the one-hitter pipe if you don’t.
