Keep in mind, 3/1.5 can turn into 3 & ~1.75 if you’ve got the opportunity to throw a double vanity in there. If you’ve got greater than 48” for a vanity, ALWAYS throw a double in if replacing. Instantly ups your rental appeal to younger females.

I recommend against Arlo wireless systems. Batteries just don’t last long enough even on low res settings. Send out a notice as suggested, but remember, preventing break ins is far superior to catching them doing it, so post signs on windows also!

Interior I use “touch of grey” and then just semi gloss white base for trim and doors. That grey colour is the lightest I’ve found that still pops with white trim. No need to shrink the space

May be worth checking out REIN, I’ve been a member for ... 12 years maybe. They have monthly meetings in Vancouver. Good people with lots of knowledge. Minimal (though increasing the last few years) scumbag upsell.

Check your statement of adjustments. You got credit for it at purchase. Also, it’s not “Canada” that doesn’t allow damage deposits, it’s the exceptionally tenant friendly / landlord biased province you’ve invested in.

Pre-authorized debit. $0 fee and zero remembering to do anything. PLUS, if you have a tenant skip out and not notify you, they may just forget to cancel their auto payments as well... this happened to me once. Check my greatwestproperties blog if you want that story. That or etransfer. I currently have ~60/40 etransfer to auto debit on my roster. No paper. None. Not allowed. I don’t care if it’s Benjamin’s, my time is precious.
