@Jay Hinrichs The quality of content here for free is absolutely off the charts. The delivery of it is also off the charts though too, just in the other direction. It’s like towing a Pinto behind a Ferrari. Many many studies to backup that the vast majority of consumers are interacting with companies via mobile, not desktop. Always exceptions. Nice that they recognize them, maybe not the wisest buisiness decision if desktop is the focus, lots of exceptions in that area too! I’ll finish my participation In this thread with this, are they listening? Really? How do you know? Tough to keep track of threads on the new app (feature doesnt work) but I’ve seen a few so far with zero response from world headquarters..

To get to $1M spent here, a LOT of assumptions would need to be made. And if I spent $1M with this result ... well, I wouldn’t. Appreciate your Defense of the effort. As I’m sure you can appreciate my disappointment in it. I could throw a million at an average house and make it a piece of junk too, I’m just not going to.

@Michael Quarles It’s (generally) excellent content, with extremely poor delivery. As suggested above, I would be one of those people you believe don’t exist. I’ve made similar mistakes, all because I was an amateur acting like a seasoned pro. Smaller scale so the consequences were less obvious to fewer people. The content is appreciated. The delivery is a hindrance to gAINING benefit from the content. Example, that capitalizing right there which was absolutely preventable with beta testing. Whoever approved the app in its current state shouldn’t be handling anything having to do with technology, regardless of how fast or slow it changes.

The app is an embarrassment of planning and execution. I know multiple $6/hr developers who could’ve done better. I’ve had multiple grade 11-12 students who HAVE done better with zero help from me. As harsh as it is, it’s amateurs with a budget. Comparable to painting bright yellow and green in a flip after selecting the $.39 laminate and $2,000 light fixture for “bling”.

@Sadiq Muhammed Check out university of Kentucky publications. They’ve got some good stuff on critters. Great entomology dept. roaches are a filth issue, get rid of the filth, treat, problem solved.

Replace the dip tube too. Every 3/4 years. It’s $10 and 20 min that’ll save an after hours call some night likely.

Replace your anode every couple years, flush them spring and fall, they’ll last a long long time. First sign of anything resembling a brown water stain below it, replace. Buy bulk insulating wrap, It helps noticeably. Probably plenty of YouTube vids on how to wrap them effectively.

The only possible impact will be if it sets a new high bar for that specific property. Ex 3 bed 2 bath 1200 sq ft bungalow on the 1500 block etc. Even then, only in an improving market where trend is up. 0% of appraisers I’ve dealt with put in enough effort to notice even that.

2x 2 bedroom 1bath apt style condos or else 1x 3 bedroom 1.5 bath townhouse condo. Nothing detached that isn’t a knock down
