I seem to keep coming across things that I am not sure about. I have had a potential buyer tell me that they are looking for 1200+ sq. ft. homes at $40-50 a square foot. Now I am fairly sure that means you just divide the price of the property by the square footage but I have also been fairly sure of other things in the real estate world and found out that I was either slightly wrong or totally wrong. Any help with this would be a big help. Thanks in advance.

I have a question about sub 2 and escrow. It seems confusing to me. If you are doing a sub 2 how would the escrow work. If there is any excess funds would it be refunded to the original mortgage holder or to the person/entity doing the subject to?

@Steve Babiak , as a newbie I have to say thank you so much for this list. This is going to be so helpful to me. I didn't come into wholesaling thinking it was going to be easy, but the parts of it that I thought might not be so hard have ended up being time consuming and you have just helped me tremendously.

@Jonathan Jimenez Thanks that cleared up my thoughts on difference between having a buyer's list and just finding the deals first.

@William T. Thanks about the advice on the REIA groups, I definitely going to have to do that.

@Dave Grosse That was my question exactly. I am not an agent or a broker yet. I was only wondering because someone had said in another thread that wholesales couldn't be advertised like regular homes on the market.

@Dev Horn Thank you. That actually answered another question I was trying to put into words. I wasn't sure if I would have equitable interest in the property when I put in under contract.

@Alex Harris I have a question for you. Do you find it easier to do wholesales as a Realtor? I am planning on getting my real estate license at a future point, but I didn't know if it would help or hinder me in wholesales.

@William T. That answers most of mind full of questions on the subject. I came to this thought because I was looking for leads on Craig's List and realized that most of the properties in the For Sale Buy Owner section were actually wholesalers. I am still trying to make sure that when I find my first deal that I will be doing it correctly and most efficiently.

I have a quick question to add to this, because it interests me too. Would you really want to wholesale a property sight unseen?

I have been thinking about that and it seems to me that in doing that it would be like selling a car you have never driven. I am a newbie to this, so I might not be seeing all the angles to it.

I am still a newbie so please bear with me. I have been reading about people wanting to advertise the properties they are wholesaling and how they do it. I just wanted to know if it is entirely legal to advertise properties that are being wholesaled? I may be way off, but I was under the assumption (I know you should never assume anything) that wholesaling was done through networking such as specifically looking for properties that you already know a specific investor would go for or having a list of investors that you could send the info on the property to.

Hi, I am Kris and am just learning the ropes. I have familiarized myself with the terms and processes and am ready to jump on in. I will be working only in the Houston area.

I have decided to start out with wholesaling and work my way up to short sales, flips, and rentals. I want to get to my goal of having a variety of real estate methods.
