Anyone using www.suredeposit.com to replace traditional security deposits? Seems like a good option. What are the pros and cons switching to it? Do we still do move in fee with it?

Is there a place to check insurance claims made on a property? Do you check the past claims as part of your due diligence? Will the past claims effect your future insurance costs after the purchase?

Hello Everyone,  We are looking to close a multi unit in Chicago and our inspector showed a picture of these two metal beams on the roof. These are towards the back of the building. He says they are not necessary and should be removed to reduce weight. Seller says they are added for support. Any ideas? Should we have them removed or keep them for any use?

not only the best offer its important but also experience in being able to execute the deal is very imp(i.e., past experience), if they see you as a newbie who is going to hesitate to execute then they most likely don't want to deal with you.

Do you have conventional mortgage or commercial mortgage? Some of the insurance depends on how they are structured...

Wow!! I made my first post yesterday hoping for one or may be two responses, you guys are amazing :) Thank you very much for the insights, am not able to personally thank everyone in this thread, you guys made my decision easy.

May be I was getting too attached to it since it is my first :) I'll stay away from redo and invest in next property :)

I am seeing SS appliances and since this is a 3bed unit expecting higher rents, would renters in this bracket expect higher end?

The other thought is, is the white kitchen hard to maintain and keeping it clean.

This is my first post and my first rental :)

This is a 3bd 2.5 bath in Chicago, am debating if I should redo this kitchen and get more rent or should I clean/repair and rent it out quickly?
