I guess land trusts are no use, besides stopping the spam calls. Aren't they supposed to stop frivolous lawsuits?

Has anyone dealt with objecting a subpeona to a land trust to disclose beneficiaries. Apparently it is easy to send a subpeona to the trustee to get beneficiaries information. What is the value of a land trust if it is easy to get the information.

It is in IL and is flat land without any Timber. We will check for those two items.

Any due diligence items we need to look while purchasing farm land?

Yea, that was my assumption too and series provides the separation. Looks like the bank, in this case PNC Bank didn't think there is proper separation and wanted a complete separate standalone LLC.

One of my friend told me today that his bank didn't finance when his property is in series LLC and he had to move the property to a standalone LLC to complete the financing. The reason from the bank is they didn't want any risk from different property effecting this property. Is this the case with all the banks? Don't we loose the value of a series LLC if that is the case?

I attended the intro too this past weekend. Felt interesting and may be they are more interested in the attendees bringing the deals to them that pass the criteria in which they would fund and take a cut.
