12 units (Two 6plexes) Assignable Contract. We are asking $255k. One of the buildings - 6 units vacant that need renovation. There was a fire in two of the units. We got a bid to renovate the entire building for $285k. Each unit is about 870sqft and they are town house styled. 2 bed 1.5 bath. Bedrooms upstairs. 6 units occupied for $650/unit. This property fully occupied could bring in around 7,800/month. The lot also provides space to potentially build another 4 Plex in between them. Let me know if you want to talk more about this deal. Two 6 plexes - value add below market value deal! 5/12 units currently rented for $650/unit or $3,250/month. Could bring in around $7,800 fully occupied! 

Asking Price: $375,000 for TWO 6plexes - 12 units total! Thats $31,250/unit and they rent for $650/unit and could potentially bring in around $700/unit with good updates!

One of the 6 plexes needs a full rehab - around $200k to renovate and rent. Two units have fire damage. Ready to renovate and rent!

I have a 34 unit deal under contract and I am looking for advice on how to structure a partnership for it. My partner would be coming in at my cost or for what I have it under contract for of course. What are some different ways this could be structured? 

The partner would be bringing all the money to the table. And we have discussed renovating the property, raising rents and doing a short term flip for it. 

Purchase at $1.4 million - Renovations at $250,000 plan to sell around $2.1 million. Rent rolls suggests it has a gross potential income of $20,000/month currently. The deal is a mix of three 5plexes, one 16unit, and three SFs on one lot. We discussed selling off the SFs after purchase. How would this work? 

My question to anyone on BP would be what would you suggest as a fair split? I found the deal, negotiated the purchase price etc. My partner would be bringing all the money to the deal. 

Monthly cash flow split? 

Equity splits?

Mix of Three 5 plexes, One 16 unit, and Three SF houses on one lot! All together the gross monthly income is $20,000 fully occupied. Willing to assign contract or partner!

How did you find this deal and how did you negotiate it?

A Wholesaler brought us this deal.

How did you finance this deal?

I had the pleasure to work with Stephen Tonguis on this deal. It was my first time using a private lender and I HIGHLY recommend Stephen!

How did you add value to the deal?

We renovated the Kitchen, Bathrooms, light fixtures, paint and flooring.

What was the outcome?

We made a profit of $30,000 on this deal after paying all expenses. - Learned a lot of good lessons and gained some experience throughout the whole process.

Lessons learned? Challenges?

Always check flood zones when buying investment properties! (DUH)
Try to vet your buyers as best you can before entering into a contract! We had the property under contract 2 different times that got down to the day of or week of closing and they were unable to close!
