How did you find this deal and how did you negotiate it?

A Wholesaler brought us this deal.

How did you finance this deal?

I had the pleasure to work with Stephen Tonguis on this deal. It was my first time using a private lender and I HIGHLY recommend Stephen!

How did you add value to the deal?

We renovated the Kitchen, Bathrooms, light fixtures, paint and flooring.

What was the outcome?

We made a profit of $30,000 on this deal after paying all expenses. - Learned a lot of good lessons and gained some experience throughout the whole process.

Lessons learned? Challenges?

Always check flood zones when buying investment properties! (DUH)
Try to vet your buyers as best you can before entering into a contract! We had the property under contract 2 different times that got down to the day of or week of closing and they were unable to close!
