Hello!!

I am a newly licensed agent and I would like to discuss do's and don'ts when first getting started with your business! All advice and discussion would be much appreciated!

Also would like to know how to go about wholesaling as an agent? Best way to go about it? Do or don't?

If there are any investors looking for property in NW or Central Arkansas,  I would be more than happy to meet up and discuss what you are looking for and help in any way I possibly can. I have the motivation to be successful while helping others at the same time!

I have joined an innovative company and I want to see if it would fit for new agents here on BP or even very experienced ones! This agent owned brokerage is ahead of the game in my opinion when it comes to technology and has 80/20 commission splits plus a lot more great things.  PM me if you are interested and would like to know more!

This would be my first time too haha so we a have a mutual question. This property is in a renters market so it wont be too hard to find a resident to rent it to.

Yeah it has been difficult finding a professional contractor. Would be nice to know a crew that could completely remodel an entire house.

You are definitely right about speaking more openly on investing in Real Estate! Yeah I've got a page on FB for my business but I haven't kept up with it as much as I need to. I will definitely document it all on their once it is a success though!

Thats awesome! I have some money set aside but most of my money is tied up in a property that I am flipping - it was a complete gut - I learned a lot.

But now it is almost done so I plan on refinancing it pulling my money out - rent that property out - and buy a duplex or even a triplex. I want to get an FHA loan and buy a multifamily and live there for free. I am looking for one in Fayetteville, Arkansas.

I am not super handy I can do cosmetic type work like drywall, paint, and floor.

I am in need of trustworthy and professional handyman and contractors. I haven't been so lucky when it comes to finding a reliable contractor.

Looking for private money investors as well.

Working on my first wholesale deal as well. I have a SFR under contract in a good location. If I had the money I would make this one of my first rentals. @AK Fowler

Hey Ed,

You are correct there are countless things to learn and I suggest you start by reading up on whatever you want to learn here on Bigger Pockets. All the information you need is right here.

We are almost done with our first fix and flip and working on first wholesale deal. I am looking to house hack a multifamily property now. And I also just got my real estate license. Listen to the BP podcasts they interview a lot of people who have awesome stories - really inspiring.

But from my experience, I recommend on your first flip starting out with something that doesn't need too many major repairs. Sure a roof and some cosmetic work. But a complete gut like I did on your first flip in my opinion isn't ideal. Though I have learned a lot ! And I mean a lot.

Good Luck!!

So I started listening to @Brandon Turner's - Book on Rental Property Investing

I have also listened to a lot of the BP podcasts and I know both enjoy the concept of house hacking a property, living for free and maybe even getting paid to live in a multi family property. This is how I want to start once we finish our first fix and flip.

Any insight and discussion on the process of finding, funding, and maintaining a multi family (duplex, triplex, etc.) while living there would be much appreciated!

I agree with Jason DiClemente you could have that kind of money work for you. Make 10% ROI easy. If you are interested in potentially lending contact me anytime! I have a great property under contract that I am seeking financing for.

I am in need of referrals on general contractors that can estimate repairs accurately.

We got our first property close to 7 months ago now and it was a complete gut... Everything is going to be brand new in it. We also just put a new roof on it. I have had to ask multiple different people to do different things.

I would really like to know someone that would be able to contract everything out for me.

Any advice at all would be much appreciated!
