Fair enough, however, they won't collect anything unless SOMEONE buys the place.

Hey there,

I am looking at a Tax Deed sale and there is a lien (one of many) on it from a debt collection agency. I've begun to work with the county and municipalities to work on reducing the amount ill need to pay, but the debt collection agency operator says that i have to be the owner to negotiate. Of course, I dont want to buy this unless I have some assurance that the liens can be negotiated down.

Has anyone else run into this issue and have found a way to solve it?

Jacksonville seems challenging to set firm rules. My realtor and a prop mgr in the areas says that the type of neighborhood often comes down to the street itself. The property Im under contract in is on a more quiet corner of 32209. 

@Carolyn Morales do you see any signs of those more dangerous zips gentrifying?

Good question - I’m not really sure. I think one of the families owned the house, rented out one side and the third unit was made as a mother in law suite.

Hmm interesting. I was also wondering if I could rent it out as 3/2 altogether.

Hey there,

Long story short, I purchased a triplex in Mount Dora, FL. Unit 1 has its own meters, Unit 2/2.5 do not. I didn't realize the third unit had not been permitted and is in R-2, not R-3. Dumb mistake. Someone reported me, and code enforcement says I have to evict the current tenant. I'm sure every county is different, but I was wondering if anyone found any creative solutions. 

For example, I was wondering if i could 'join' the leases of the people living in Unit 2 and 3 (they share utilities and are families) to make it effectively two families, and thus compliant.

The people I've talked to in Dora have basically told me that R-3 is impossible, so I'm trying to think of someway to salvage revenue from 'unit 3'. Any suggestions?
