My Triplex is Zoned R2. How can I make it right?
Hey there,
Long story short, I purchased a triplex in Mount Dora, FL. Unit 1 has its own meters, Unit 2/2.5 do not. I didn't realize the third unit had not been permitted and is in R-2, not R-3. Dumb mistake. Someone reported me, and code enforcement says I have to evict the current tenant. I'm sure every county is different, but I was wondering if anyone found any creative solutions.
For example, I was wondering if i could 'join' the leases of the people living in Unit 2 and 3 (they share utilities and are families) to make it effectively two families, and thus compliant.
The people I've talked to in Dora have basically told me that R-3 is impossible, so I'm trying to think of someway to salvage revenue from 'unit 3'. Any suggestions?

@Kraig Kujawa You could probably get by renting the “two” units as one, since you have a “family” in there now where it would makes sense(asumming you’re not violating any occupancy/number of tenants laws)....not likely to be able to repeat this if they move. You’ll likely have to remove the third kitchen though to make the county happy.
