Post: How did you find your landscaper?

I'm located in Florida. The grass probably needs to be cut at least twice a month during the summer. It seems fine in the winter months. How do landscapers usually charge? Do they usually do a monthly flat rate (this would include the winter when its not needed)? Is it better to have someone do it per cut? This way I can save from November until March. How did you find your lawn maintenance company?

Why would someone find the need to submit an arm's length transaction?

It looks like a real estate agent purchased the home. Would that be a reason to file the arm's length affidavit with the court?

A business that I currently own may have had some rights to the property. I'm just trying to figure out if the sales price was accurate.

Seminole county has an eviction packet with the forms to file.


is this an easy process? I’m not looking for back rent just possession. Would I have to show up for court? I’m guessing I would if it is contested.

I tried to google an eviction attorney I’m my area and a lot of flat fee eviction forms came up. Do these work?

can you refer me to an attorney in Central Florida? Property is located on Casselberry in Seminole County.


I’m looking for a person to handle do me an eviction. I’m not seeking back rent because I don’t think I would ever collect. I just the tenant out and possibly liquidate security deposit.

A tenant of mine was to sublease her apartment. She says she has a family member that is interested in the property. I informed the tenant that her family member would need to go through the same application process and income verification. I'm really not interested in subleasing I guess. I would be more inclined to a reletting process. I would void the original lease entirely and sign a new lease with the new tenant. I just don't want the headaches of subleasing. The tenant is saying there will be no break in payment. What are your thoughts on this? My lease just states that written permission is required for sublease or assignment.

If the new tenant fails to meet my criteria, I was thinking about charging a lease termination fee of one month. I would then just find my own tenant.

I use zillow for my applications and it does ask about pets. Both of the tenants marked "No." I asked them if there are any other inaccuracies in their application. They intentionally tried to hide the fact that the have a pet/ESA. Looking back at their application, it looks like they overstated their income as well. I'm assuming this would be grounds for denial, but I don't want to have any legal issues.

I have a tenant that didn't tell me about the ESA until after she signed the lease and gave me the deposit. I have not signed the lease yet, however. I live in Florida and I know they passed a new law pertaining to documentation for ESA's. I own less that 4 units, but I do not owner occupy. Do I still fall under the Federal Fair Housing Act and 504 of the Rehabilitation Act? Too many people have been trying to abuse the whole ESA designation.

Do you make sure they would both qualify on their own or kind of combine their screenings? For example, if one has a high credit score and the other one a lower score.

Here is what I'm looking at now:

A couple applied to one of my rental units. She has a credit score in the 750's and he is in the low 600's. My threshold is 650 for credit scores. She wouldn't qualify for rent to income without the both of them. They also both started a new job recently, but they are in the same industry as the previous employer. He also has a discharged bankruptcy last year. This may be a good thing as far as him not having a lot of bills, but it does show financial irresponsibility.

I've been having trouble placing a tenant. Maybe, it is due to my rent being too high. This couple is close to my qualifications. If she made more, she would qualify on her own. What are your thoughts?

I'm a little confused by the background and credit check. It shows that he has a residentscore (transunion) of 750, yet it shows a couple of negative line items. It seems like he filed bankruptcy 2 years ago. Why is his residentscore or credit score so high? I would think the bankruptcy would have lowered his score. He makes 3.5 times the rent. The bankruptcy is the only sticking point.
