@Julie Marquez If you figure out how to get out of the cycle, let me know.  I have the same problem with viewing unmet saving/investing goals as loosing money when at the end of the day, it's all in the black and not red.

About 4 years ago I started reading the Mister Money Mustache blog and it kind of ruined me a bit. Now I try to read/listen to a little more Cardone (who I don't fully agree with either) just to try and balance myself out and get back to the middle.

@Susan Herschell Welcome to BP! We live in the same zip. It's just harder than it was a couple of years ago but I don't think it's fair to say they're all gone. It just takes much more work than waiting for things to hit the MLS like you could do a few years back.

It's a different world now. Ex. One of my Lake Oswego (97035) SFRs - bought in late 2012 for $172/sqf. and rented for $0.93/sqf. It now rents for $1.75/sqf and will go up again at lease renewal. In June, I walked away from sale options of $296/sqf. Only rehab done was interior and exterior paint at start of 2013. House built in the 1960s.

FYI... I moved my primary from Lake Oswego (97034) to West Linn (97068) in mid 2013 (3 years ago) for all the reasons you described.

I've used Fidelity National in LO as @Phillip Pommier suggests.  I've also used Lawyers Title on the same road, 6000 Meadows for courtesy signing of out of state purchases. @RJ Bates III

@Mark Forest For me, it's property dependent.   However, I live in an area (Portland, OR) where it seems people have more dogs than children so by not allowing some pets, I'd greatly narrow down my tenant options.  We do have breed and size limits on the dogs.  My one class A+ property has beautiful black walnut floors.  No dogs allowed in that one though.

@Shannon Vanderweide I'd recommend you take a look at the book Loopholes of Real Estate by Garrett Sutton.  It does a great job outlining all of these questions with scenarios as examples.  It helped me speak to my lawyer and CPA more effectively and helped me make the best decision based on my business and personal needs.

@Isaac Frost Time of day matters but 30min should be a decent ball park.  I lived in Lake Oswego for 15 years but now live in West Linn so we take 43 more often than I-5.  My office is off of Kruse Way (Meadows Rd) in Lake O and I can be downtown for lunch in 20min.

@Isaac Frost My two LO SFRs have done very well.  Very high demand of families looking for longer-term.  One of mine is the in the Rivergrove area that I picked-up in late 2012.  It's the one I always say "I should have bought 10 of those".  

I've since moved my focus to Multi-family so not spending as much effort on the LO and surrounding market as I once was.

@Evans Wright For the owner occupied duplex, I am not doing seller financing, for this one, doing conventional lending with 25% down. To get things rolling, I did an LOI that outlined both the purchase and lease back basics. When we agreed on everything, I drafted up the contracts that had all the specific details for both purchasing and renting.

@Jayme Carlson I tier my reserve funds in a variety of account types. Some money in boring old savings account, some in a traditional brokerage, and some in a robo investor account (Schwab Inteligent, Betterment, etc..). With that said, the banks that I use have counted the Roth IRA accounts as reserve b/c contributions can be withdrawn tax free (not gains). I'd also check with your lender to see if they'll count the 401(k) anyway. I've seen some lenders just look at the balance and assume you could get money if needed. Crazy to think but true.

BTW, nice job on the house hacking... always wished I'd done that.
