Thanks for the note!  That whole area near Newberg, Dundee, McMinnville has really taking off.  Must be something in the wine... I mean water.  ha!  I love it down that way.

I both read and listened to (audible) the ABC's of Real Estate investing. I know that it's also on Bigger Pockets top books list. It was AWESOME with regards to the process for analyzing multi-unit deals based on the operations of the property. Even though the book was focused on multi-units, I use the same exact process for my SFR analysis. It's a bit tougher for SFRs that aren't already rented and you don't have the rent data.

Anyway, I am sure others have suggestions to help but the ABC book changed my whole approach to deal analysis.

Just curious why you and the attorney landed on holding the property in a land trust vs. an LLC?

Congratulations! I tell every college graduate that asks me for REI advice that I wish I'd bought an owner occupy duplex when I first had income (if only I could go back in time) out of college all those years ago.

Sounds like things have gone pretty well.  Although, I don't know if I'd call the slider work a nightmare, maybe just part of the maintenance factor.  ha!

I think the owner occupy of a duplex right out of college is the best real estate idea that I wish I'd had when I graduated way back when.  

As for the second loan/property, in my area, most lenders are going to require that you have 2 years of rental income history before they will include your rental income as income against your debt to income ratio.  

With your short income history (assuming no other history) your first duplex purchase is sweet way to start off 2016.

Duncan, welcome to Oregon!  Bend/Sunriver is one of the most beautiful places on earth. Great place for a family and outdoor adventure.  From Portland, we spend as much time over there as we can. 

We've been trying to work a deal in Sunriver for some time but can't get the #'s to align right.

Yeah, the sticker shock for what ended up going to all cash purchases this year too has been amazing in this area.

I am excited to dive into the social media aspect of real estate. I’ve been lurking on BP for some time, joined a few months ago, but finally introducing myself now.

I am one of those weird people who actually like their W2 career (for now) and invest in real estate part-time. My target to-date has been SFRs within a specific area of the southwest Portland, Oregon metro area (Lake Oswego, West Linn, Tualatin). However, I first invested in real estate in 2002 with a 2 bed, 2 bath SFR in Eastern Washington State (I've since sold).

Funny story about me – When I bought my first Portland area SFR, I was intending on managing it myself (and did for the first year). On the first day of the listing I did several showings. One of the applicants was a nice young lady with an elementary aged kid with her. She asked "do you accept Section 8?" and my response to her was "What's that?". What I love about real estate (and technology, my day job) is that there is always opportunity to learn and apply new things…. Just need to be careful where you get your info from (might my just get the "pros" only side of the pro/con list).

I am happy to be here to learn and contribute. Next up for me is exploring a bit outside of my target area as well as spending some time focusing on multi-unit opportunites. On the SFR front, I am a big fan of the buy, rehab, rent, repeat model and thoroughly enjoy doing the sweat equity myself as a counter to my desk job.
