Hello Everyone,

I've been working on finding properties to start my rental portfolio and now it's time to find the money. I'm apart of my local REIA, attend networking events, speak with anyone I know with money. What are some ways you guys have funded buying rental properties in bulk?

Other buildings are going around $55k per door while this is going for $73k per. The owner wasn't motivated to sell.

That's what I was thinking. The units look nice but I didn't think they were 75k per unit nice.

Hello Everyone,

I've recently found an 8 unit apartment building and reached out to the owner. He said for 8 units renting at $900/mo a piece he was sell for $604k. I asked him for the financials but he has yet to send them back to me. The GRM is 7 (assuming the building is fully rented out). Price Per Unit is $75,600. Does $604k seem like an accurate number?

I will certainly keep that in mind but I want to establish myself here in Ohio before I start taking on investing out of state.

I'll probably use private money or use some sort of creative financing. I just graduated college and I'm still looking for a job. If I can land one of these buildings and get a good deal on it then I can end up living off the cash-flow but I do have a 3 year plan on transitioning from a regular job to full time investing. A plan that only uses duplex's to reach my goal not small apartment buildings.

Thanks. I'll definitely check out the book. I was just thinking I would be able to set it up so that even though I am living in my building, I wont have to really deal with anything because I hired a property manager. Also, if the tenants don't know I'm the owner maybe I could really gain some insight on whether or not my property manager is doing a good job. I
