Welcome to the community Ronald! Be sure to check out the local REIA groups. I am a big fan of PREIA.  They just surpassed 900 members and they use their email list to share information, deals, ask and answer questions, etc.  It's a great resource for anyone looking to invest in the Hampton Roads area.

I haven't had much luck with the local banks or credit unions here in Jacksonville.  Check out B2R Finance or Lima One Capital.  I'm working on deals with both of them now and they have competitive rates and move quickly.

Like @Gino Barbaro I moved to Jacksonville from an overpriced market.  There are some great areas to get your $50-60K rental property here in JAX as well as in Tampa.  At that price I would suggest staying away from the beaches and sleepy towns.

There are B areas all over town so to identify specific areas is tough.  If you are not local and have not spent many hours driving this largest city in america it is best find a local partner as @Larry Fried has done.  You can find B areas for $50K or B areas for $250K so you need to consider cost, property type, rents, etc.

@Daria B. the costs were minimal, under $500 including changing the locks which I would have done regardless.  It was money well spent to learn the process.

@John Hamilton yes, this was the property that was sold in July to an investor in China. The home is currently listed for rent at $995.

Hi @Jamey Newman

I also moved to Jacksonville specifically to invest in this great market.  The "rougher" areas aren't isolated to a single part of town or zip code.  I can tell you that the 32209, 32208 as well as parts of 32210 are areas that I personally stay away from.  It's not easy to identify being out of state so I would recommend doing what I did and come out here and drive every part of this largest city in america to get to know for yourself what is doable for your investing strategy.  Bring a map with you and note the areas to stay away from.  Let me know if I can answer any questions.
