As a new investor I was hoping to start out as a project manager for local and out of state rehabbers. Although I am new to real estate investing I do have more than 15 years of PM experience in the IT world so I posses a thorough understanding of timelines, budgets and managing contractors.

In exchange for some training and guidance on what you're looking for I am willing to work for simply a small percentage of the profits. I will travel throughout the East Bay (Concord, Lafayette, Oakland, Berkeley, etc.). For properties outside of the East Bay such as Marin, Sonoma, San Francisco, South Bay and the Peninsula I would request some gas allowance.

Thanks for the info Chris. I too continue wondering why they spend SOOO much time teaching if they are so successful in flipping REOs. I appreciate your feedback.

I am looking for a realtor with MLS access that is experienced with HUD homes, REOs, foreclosures and company owned properties in Duval county. I am specifically looking to fix and flip SFR in B or C+ neighborhoods.

I too was looking for a structured system that was clearly laid out for me. The franchise discussed here seemed like a logical path... that is until I started talking with other franchisees out here. You're locked into a specific territory and those that I spoke with spend hours a day driving neighborhoods and there are very few leads coming and this is after spending $5K+ a month on advertising. I talked to one franchisee that has been doing this for several months and just did their first deal. After all the expenses they are still in the red. I would suggest talking to others and get the real story. This is what changed my mind.

Greetings BP Community! I have been a fan of the site for a few months and have listened intently to every podcast and eagerly await the next quick tip. I will be attending the East Bay BP Meetup next Thursday and look forward to meeting other members.

My background is in IT and after more than 18 years I have decided to begin investing and turn my passion for real estate into a full-time occupation.

My plan is to begin with a fix and flip strategy primarily on SFR in the Bay Area - Oakland, Vallejo, Richmond, Antioch, Pittsburg, etc. and then once I've gained experience I intend to invest in the hot markets outside of California such as Memphis, Indianapolis and Jacksonville.

I will be taking the real estate licensee exam next week and I'm looking for a broker that works primarily with investors who could potentially be a mentor as well.
