@Amy H. I just recently have gotten my own GV number and they give you an option to select an area code that you want. I was able to  get a Baltimore area code so no need to worry about that being an issue. 

Along with that, and suggested by another member on BP is a google site website. It is pretty darn cheap, like $5/month to get a website + $12/mo for your domain, if I am remembering that correctly. I have my GV voicemail recording advising the seller to either leave a VM or go to my website to fill out a quick form they can submit for my quick review. This provides time to look it over and gather some thoughts before I call them back. I think my future DM campaigns will have the website in the letter rather than relying on a VM, just bc it is a lengthy VM.  Hope this provokes some creativity!

@Josh Hooper are any of your contacts that have successfully househacked SFH on BP? Would love an introduction to pick their mind about their experiences. I am looking to getting into househacking SFHs myself.

@Luis Aguilar I am in the same boat as you at the moment, lots of student debt and looking to house hack. I live on the other side of the country in Baltimore and have found that there are hardly any affordable multis for me to house hack that are not in rough areas of the city. This has led me down the SFH route. I am in the process and am now pending on a 203k loan. I have focused on one neighborhood of the city that I believe will have a steady rent and is fairly affordable and am direct mailing them religiously! Call around and get pre-approved for an FHA or 203k loan. This will let you know where you stand and then search hard for a deal. Finding the right seller who is motivated that will get you a great deal is key!

For all you Landlords, inspectors, and contractors!

I am beginning my buy and hold investments and have been visiting a number of properties. When I first look at the properties I am trying to estimate costs of what repairs need to be done to get it up and rented. I typically am looking at the small things such as flooring, painting, appliances, water heater, hvac unit, roof, etc... Mostly I am looking for overall condition and age of the appliances that may need replacement. These seem to be obvious things to look at. 

What are important things that you look at right off the bat, maybe things that a newbie would not expect to look at? What are some tips you could please share that you use for a quick inspection on deeper property functions such as plumbing and electric? 

Any tips and info on a DIY inspection before you bring a professional in would be greatly appreciated!

Yeah @Jason Hirko that is definitely reasonable pricing. Thanks for the clarity. As a single investor not operating within a company entity I was curious if it seemed overkill to establish something like this but it seems to be worth doing just for the value of it and how inexpensive it is to do.

I would love to hear what everyone is doing in terms of email names and communicating with clients and other professionals in the industry. 

Are you finding it is it important to use an email with your own domain? For example is a name @ gmail.com email unprofessional to use, should someone create an actual company with their own domain ex. name @ companyname.com?

Do you have two phone lines, one personal phone number for use outside your investing and one for investing use only? What tools and resources are you using to help organize your business structure in this way?

I would believe, particularly if you are direct mail marketing, that a company email and phone would have its benefits over using your personal email and number. Would you agree?
