Checking out a property for the first time

For all you Landlords, inspectors, and contractors!

I am beginning my buy and hold investments and have been visiting a number of properties. When I first look at the properties I am trying to estimate costs of what repairs need to be done to get it up and rented. I typically am looking at the small things such as flooring, painting, appliances, water heater, hvac unit, roof, etc... Mostly I am looking for overall condition and age of the appliances that may need replacement. These seem to be obvious things to look at. 

What are important things that you look at right off the bat, maybe things that a newbie would not expect to look at? What are some tips you could please share that you use for a quick inspection on deeper property functions such as plumbing and electric? 

Any tips and info on a DIY inspection before you bring a professional in would be greatly appreciated!
