Dave T, that is what I thought, but my friend told me that if he agrees then it would be enforceable just the word or mouth or like Jesse said a handshake.

I tried calling a lawyer and he says he didnt know because there is a lot of rights and wrongs about that so I guess I need to go to a better lawyer to lay it out even more. Thanks for the input

OK, I am good at doing referrals, finding, and birddogging for buyers and sellers and get paid that amount that they pay you for your help, but this bugs me, i had a friend(not a lawyer) tell me that it is legally binding between you and a buyer or seller if you offer you "finder" services and tell them in the email "If you agree and send a message that says Yes then that will our legally binding agreement that you will pay me if I find you a property and you buy or help sell your property and it sells to my buyer". Now, what I need to know is if you say all this and send back a message that says yes, is that legally binding?

I want to make sure that it is true or false before I call him an idiot or tell him thanks for the idea lol.

I am wondering if there are any actual Investors that are looking to buy Phase 1 and phase 2 type construction properties? How do people even get these Investors?? It seems like they are hard to find lol. I had someone tell me that you just keep asking developer after developer until you finally "catch" one",. is that true? :idea:

I have done a lot in other "portions" of real estate, REO's, flipping, wholesaling and a few other things but never pre-construction. I am not going to get into it but I know of a few people with Buildings that are in Phase 1 or 2 of construction and want to sell. Is that Pre-Construction? I had a friend tell me that is what would qualify as a pre-construction project but he is a little loopy sometimes so I would rather learn what it is from someone with experience in it. Thanks :mrgreen:

OK, I have had friends use finders fees and have had sellers and other buyers sign a Finder Fee Agreement and he get the sellers properties sold and got paid the fee. I made my own finders fee agreement and then someone told me that I may be breaking real estate laws if I use it or do any type of "finders fee". My contract simply says the person I am going to be searching buyers for(seller/company) and Me and/or my partner as the Finders. And then I put that the contract is not to BUY and the seller can still accept offers from other buyers that we dont provide and so on. The Fee is put down, and our signatures. Thats it, not even a page long. Now can anyone tell me if anything seems illegal, and if so, what changes can I make to make it all alright.
