Finders Fee Agreement-Is it Legal

OK, I have had friends use finders fees and have had sellers and other buyers sign a Finder Fee Agreement and he get the sellers properties sold and got paid the fee. I made my own finders fee agreement and then someone told me that I may be breaking real estate laws if I use it or do any type of "finders fee". My contract simply says the person I am going to be searching buyers for(seller/company) and Me and/or my partner as the Finders. And then I put that the contract is not to BUY and the seller can still accept offers from other buyers that we dont provide and so on. The Fee is put down, and our signatures. Thats it, not even a page long. Now can anyone tell me if anything seems illegal, and if so, what changes can I make to make it all alright.
