Good Luck Lon.  The City Water Department recently (in the past year or so) changed policy and will no longer be responsible for bring water to the property line any closer than the main line for the neighborhood. 

Where are you building that requires fire suppression in residential (unless group home)?

Learn as much as you can, but get started! You will learn far more by Doing than you will by only reading. However, it is good to get the basic knowledge to avoid the most common mistakes.

@Greg Saunders, Brian is correct. Many 'coaching' systems are quick to take your money. Find a coach who will establish a long-term relationship that is a win-win. PM if you have more questions.

Kate, in the Austin market, it is important to be patient, choose properties well, get your team assembled (RE Broker, legal, contractor, etc)

@Maureen Campbell, here in Austin, TX the numbers run in the $5k-$15k depending on the size and location of the structure on the site. Here we also have to watch out for protected trees.
