Hi all,
I found a listing I am interested in, it's a warehouse, 25x100 (was used as a auto shop last)
Seems a warehouse should be pretty straight forward, since it's just a bare brick shell, right?
I'm debating if I should find a broker/agent to represent me before contacting the seller agent. I ask, cause previous agents I talked to, seem less knowledgeable then myself :( (and I'm not a pro)
And if I go without a buying agent, what should I be aware of in a commercial property deal like this?
Or should a commercial property lawyer already know and be able to help with this?

Joe, did you ever wind up going into a commercial deal?
How did it turn out?

I'm a newbie investor, I like that a leased property is pretty much hands off and maintenance free. But I also worry about the corp either deciding not to renew the location or going chap 11 altogether .
There was a article in the NY times 2 months ago about how alot of chain restaurants have razor thing margins, and how some location are known as zombie restaurants, cause they are loosing money, but the corporation still keeps it open just for show

Hi all
Saw a property I liked, but it has a few section 8 tenets.
Supposedly their leases have already expired. and if the new owner choose to renew. Section 8 will up the rent from 1350 to 1500 a month (this is in Bronx NY)
Area isn't great, but also not the worst.

What do you guys think about Section 8?
is it worth it? are the tenants typically worse then normal renters?

I don't know anyone thats had section 8 tents, so I'm throwing the question out here.

Also whats the chance of these section 8 programs getting closed down??

Anyone have any recommendations for a lender that deals with multifamily properties?
I'm currently looking at buildings with 6+ units
and have a few 8+ units on my short list.
btw: I'm in NYC (so anything more then 5 units is considered a commercial loan)
