A neighbor who is a realtor that owns a home and going through a divorce and wants to sell her house. They moved away last year because her husband at the time got a promotion and had to move from FL to CO. They've owned the house for at least 5 years. She is asking 339K for it. Comps in the area are only at 300K. They bought it or 289,900 and the mortgage payment is 2200/mo. She reached out to me to as an investor to see what I can do for her. Im not sure where to go with this... Im not sure if she will go for a "subject to". I would like to get the home for what is left on the mortgage and give her a promissory note for half or all of the equity. Is there anyone who has been here?? What can I do to make both parties win!! Thanks!

First.. MY wife and I already have a dispute ongoing with Experian and Consumer Finanical Protection Bureau.. Secondly, I am looking for some guidance in obtaining properties for rent.

We just moved to central Florida back in April 2016 and also own a home in Pittsburgh PA which are currently renting. I have been keeping my eye out for a few rental properties around the area. My wife and I saw a 5BD 3 bath home in our HOA that they are selling relatively cheap. I would love to but it for rental. A few caveats ... We are in a battle with one of our creditors which is reporting as 180 days delinquent on a mortgage that they took over from another mortgagee .. Long story.. We have a claim in with Consumer Financial Protection Bureau and they are looking into bad business practices. Anyway.... My wife works for Quicken Loans and could get a pretty good rate and not pay a lot out of pocket. Is there any way to get these properties to rent? How can we use the renters credit or is there such a thing?
