I need HELP with an investment home please!!

A neighbor who is a realtor that owns a home and going through a divorce and wants to sell her house. They moved away last year because her husband at the time got a promotion and had to move from FL to CO. They've owned the house for at least 5 years. She is asking 339K for it. Comps in the area are only at 300K. They bought it or 289,900 and the mortgage payment is 2200/mo. She reached out to me to as an investor to see what I can do for her. Im not sure where to go with this... Im not sure if she will go for a "subject to". I would like to get the home for what is left on the mortgage and give her a promissory note for half or all of the equity. Is there anyone who has been here?? What can I do to make both parties win!! Thanks!
