@Stone Jin There are a few out there on the market currently that according to the pro forma rents posted by the owners/listing agents are at 1% rule. They tend to not be in the most desirable area and need some work. There are a couple that aren't so bad though.

Hi everyone! A little background about me...I've been flipping houses in the Phoenix, Arizona area with my parents for over 8 years now. We've had some great success over the years. I absolutely love it and plan to continue flipping for years to come. On the flip side, I'm also a realtor...I got my license mainly to buy and list the homes we flipped. Now, I'm starting to work with a number of investors in the Phoenix area and I'm really enjoying it.

So this is where I'd like to help more investors with a new method I've started that I feel is of fairly significant value to real estate investors looking to purchase around Phoenix. I would like to note though that I'm looking for serious investors that are prequalified and feel as though they are in a position to buy fairly soon. I don't want that to come off harsh, but I've come to realize that my time searching for investment properties is very valuable, and it makes the most sense to use the majority of my time on clients that are the most serious. This is the only way that everyone benefits.

Okay, so what I've put together is a spreadsheet of what I call "hot properties", and I consider these to be some of the best potential buys in the area for a variety of different real estate investment strategies, including fix and flip, buy and hold, multi family, brrrr, and vacation rentals. When an investor has a specific strategy they would like to implement and those types of properties may not be on the list, I will start adding those types of properties to the list as well. This document is shared privately with my serious investors via Google Drive and I update it daily with new properties and status updates. Because this is a privately shared document, I expect it to be treated with care and yet another reason I am looking for the most serious of investors. This spreadsheet provides financial estimates so each property can be quickly analyzed by the investor.

I analyze properties in all the surrounding areas including but not limited to Scottsdale, Mesa, Tempe, Sun City, Glendale, Chandler, etc... I have found that this "hub" of investment properties is a good way for my investor clients to see a summary of some good potential properties in the area. It's still a work in progress, but it's growing every day. I'm a local realtor in the Phoenix, Arizona area and I'm looking for wholesalers that are interested in creating a business relationship with me. I believe in order to be successful we all need to work together, and relationship building is very important. 

As a realtor there is a lot I can provide to wholesalers regarding information gathering. By providing you with potential wholesale leads via expired listings, cancelled listings, out of state owners, etc..., I ask that you recycle back to me any prospects that cannot be converted into wholesale deals for you. So, these would be people that end up being interested in selling their property but for a price too high for your model. In turn you would suggest to them that they reach out to me as a realtor and list on MLS.

Also, I work on a fix and flip team, so adding wholesalers to our list is always something we are looking to do in order to find great investment opportunities for ourselves.

Wholesalers are coming up with multiple deals a day here in Phoenix, so there are definitely good markets for wholesaling. I've personally never done wholesaling so I don't know the process of financing, but the idea is not to pay for the house yourself anyway, so funding shouldn't be an issue. The main thing is finding someone who will give you some sort of prequalification so you can provide it to sellers when you make offers. The big cost of wholesaling from what I can see is the marketing cost. The mailings and so forth. But if you want to buy to flip for yourself then a hard money lender would probably be a good place to start.

Following deals from beginning to end is something that helps me a ton. I create a spreadsheet of properties I think are good deals and sometimes we offer on them sometimes we don't...but whenever the properties do sell then I save them and when they get flipped and relisted then I get an email alert. This is a good way to see if properties are flipping successfully in certain areas. It's also a way to see how fast distressed properties sell in certain areas and how long properties sit in certain areas after they are remodeled. 

Another thing I like to do because I'm very visual is go to Redfin and look on the map for homes for sale, pending, and sold in certain areas...and study it for a while. If you see a house listed that seems to be an outlier, try to figure out why. Lots of times you can find hot spots or up-and-coming areas by doing this. I

I’ve been wanting to get started with Airbnb in Phoenix/Scottsdale. Just been exploring options of either buying a property (I might be a little short on funds for that), or attempting Airbnb co-hosting of someone else’s property. I’ve done a lot of studying Airbnb and also have experience with design so I have something to offer. What type of people are you looking to meet up with?
