Realtor helping serious investors in Phoenix with new method

Hi everyone! A little background about me...I've been flipping houses in the Phoenix, Arizona area with my parents for over 8 years now. We've had some great success over the years. I absolutely love it and plan to continue flipping for years to come. On the flip side, I'm also a realtor...I got my license mainly to buy and list the homes we flipped. Now, I'm starting to work with a number of investors in the Phoenix area and I'm really enjoying it.

So this is where I'd like to help more investors with a new method I've started that I feel is of fairly significant value to real estate investors looking to purchase around Phoenix. I would like to note though that I'm looking for serious investors that are prequalified and feel as though they are in a position to buy fairly soon. I don't want that to come off harsh, but I've come to realize that my time searching for investment properties is very valuable, and it makes the most sense to use the majority of my time on clients that are the most serious. This is the only way that everyone benefits.

Okay, so what I've put together is a spreadsheet of what I call "hot properties", and I consider these to be some of the best potential buys in the area for a variety of different real estate investment strategies, including fix and flip, buy and hold, multi family, brrrr, and vacation rentals. When an investor has a specific strategy they would like to implement and those types of properties may not be on the list, I will start adding those types of properties to the list as well. This document is shared privately with my serious investors via Google Drive and I update it daily with new properties and status updates. Because this is a privately shared document, I expect it to be treated with care and yet another reason I am looking for the most serious of investors. This spreadsheet provides financial estimates so each property can be quickly analyzed by the investor.

I analyze properties in all the surrounding areas including but not limited to Scottsdale, Mesa, Tempe, Sun City, Glendale, Chandler, etc... I have found that this "hub" of investment properties is a good way for my investor clients to see a summary of some good potential properties in the area. It's still a work in progress, but it's growing every day.
