These are all excellent post/perspectives. The deal does seem a bit limited in return possibilities. No leverage for the upfront investment. I'm a rookie at this too. But I would have to agree with most of the rest of the BP Family. Bot enough return for the risk.

I'd like to know more about Valuation Methods, how to purchase them at a discount, methods on finding them, creative financing, a cheat sheet for calculating NOI, do cap rates matter or not, all the pertinent stuff.
