Does anyone have recommendations for the best (and most affordable) software for preparing Scope of Work Bids and Reports that include floor plans?

@Matt Motil Excellent advise Matt. I'm not concerned at all about the seller given the situation. I was more concerned about the buyer based on what @Roland Paicely cited. More Importantly, I Had No Idea This Was Illegal!!! I may just walk away given the information. Thaaaaank You!

I'm on Ohio Matt. I noticed you are as well. Are one-sided or blind HUDs allowed in Ohio? And if the contract is assigned and reviewed by the buyer as someone indicated in another post, would that make a blind HUD irrelevant?

Hey BPers, When you're wholesaling a contract, is your base contract price protected by the title company, or can the individual you're selling to see the amount you've agreed to pay? I'd like to know more about how to wholesale contracts.

A back of the napkin equation for ARV would be

  • the sum of all monthly rents
  • times 12 months; this get's you to the GSI(Gross Scheduled Income)
  • times a GRM(gross rent multiplier) and reasonable number is 10

and the ARV is ~= FMV just calculated.

Good point on the assumed Cape Rate J. 

Can you give me an example of your calculations using actual numbers? Say a 6 unit that "will have, once we aquire and address the issues" rents of 600 per unit. That's 43,200 GSI, correct? Okay... take me home from there. Also, what factors affect the GRM? Class of building? I would definitely say this is a C class building.

How do you establish ARV on multifamily properties? What systems are being used? What formulas? A cheat sheet of steps or a system with ABCs would be great. I've got a 6 unit in my sights and need a little guidance on how to get to the ARV.

Super Encouraging to hear from the BP Family that sometimes a bit of compassion and consideration is warranted when a tenant has been loyal for 10 years. Sometimes actually caring more about certain tenants other than the rent they pay can be good business. Bravo for caring when it counts. Just the kind of thing I've comr to expect from BPites.
