I hope this helps shed some light on it. I think (Do your own due diligence of course) but I believe it limits the amount of a security deposit to one month's rent.

Definitely don't run any network cables outside unless it's the coaxial. 

If you run it through the closet, you could secure it behind base boards, or use a nice conduit to run it along the base boards to wherever you plan on putting the modem/router. 

Another way you can do it, is run it actually from the closet, and into the wall, and connect it to a wall jack. Similar to the photo I added.
