@Caleb Heimsoth payment protection insurance is what the $12k was already paid to this guy for.

I have a friend who has been in talks with a hard money lender. On a $400,000 Hard Money Loan.

He already received a PPI of $12,000 and now he stated now that my friend needs to pay 6% of the loan which is a 1274 Tax payment.

I've never heard of this.

What is a 1274 and why if it's a tax payment is it due Upfront?

 I do. I currently work full time in the IT industry. I have some flexibility throughout the day with my current job, so it allows me to work some of this as well during normal hours, but I usually focus the rest of my time right after I clock out.

Honestly @Odie Ayaga, 

I'm open to trying them both simultaneously. I really enjoy learning, and sometimes I feel the best way to learn is to dive into it. I'm open to trying it either way, but I rather try them both at the same time so I can really expand my horizons and open doors from the get go. I'm in the process of putting together two wholesale deals right now, with 3 more in talks, and I'm still trying looking into NPN etc... I haven't done anything with NPN yet, because I know there is a lot to learn and a lot of people you need to get to know to find the good deals like relationships with banks and credit unions etc... but we will see how things play out. I did come across a property I'd like to buy and hold and then rent to own to someone afterwards, I need to find the funding for that. So if you know anyone that could assist with that part I'd owe you one.

This was a very interesting read. I hope you get to the vision you seen when you first set out on this venture! I think it's awesome what you are trying to do, cleaning up the neighborhood etc... a lot of struggles along the way but overall it sounds like it's finally on the right path.
